Construction Work Agreement for the Prototyping Workshop “Riga Makerspace” has been Concluded

As a result of the repeatedly announced construction procurement, SJSC “State Real Estate” (SRE) has concluded a construction agreement for the establishment of the prototyping workshop “Riga Makerspace” at A. Briāna iela 13, Riga, with the supplier association “P and S Būvniecība” for the implementation of basic works in the amount of 8.112 million euros (including VAT), informs Jelena Gavrilova, board member of SRE.

Within the framework of the concluded agreement, the supplier association “P and S Būvniecība” will carry out revitalisation and energy efficiency works in the prototyping workshop “Riga Makerspace” at A. Briāna iela 13, Riga – insulation of the attic floor, basement floor, plinth part of the building, insulation of the roof and terrace base segment, replacement of doors and windows, as well as construction of a new building in the area of 1,296.2 m2, including the reconstruction of the existing engineering communications and the installation of new engineering communications. The concluded agreement amount is 8.112 million euros (including VAT), the project is planned to be implemented by the end of 2023.

“At the same time as attracting the necessary additional funding for each of the 23 projects of national importance currently under construction, we are also starting construction in other previously planned projects in the fields of national security, culture and environmental development. The unexpected rapid rise of prices of raw construction materials experienced at the beginning of the year also influences the new projects; the solutions for covering the increase in price are already being considered together with the projects in the construction stage,” says J. Gavrilova.

For the full implementation of the project, it is still necessary to raise approximately 621.8 thousand euros (with VAT) for the final finishing of the premises, the assembly of lifts and the purchase and installation of material equipment for the premises. It is planned to attract the necessary additional funding within the next six months.

The former Riga Light Industry Technical School building at A. Briāna iela 13, Riga, will be adapted to the needs of a total of six educational programmes for the Riga Secondary School of Design and Art and Latvian Academy of Arts, creating appropriate new product sample production or prototyping workshops, which will ensure a high-quality and competitive learning process for pupils and students. In addition, modern rooms for seminars and other events will be set up.

The TAB FAB quarter is located in the protection zone of the historic centre of Riga; it is part of the UNESCO heritage site, and this means many criteria must be taken into account in the reconstruction process. The land plot has been marked in historical documents as early as the second half of the 19th century with a small residential house. However, active development began in 1911, when the quarter was purchased for the purposes of the Maikapars factory to produce Russian cigarettes and export them to many countries around the world. After nationalisation in 1940, the name changed, and the factory became Riga Tobacco Factory, but during the 1980s it was the location of the House of Prince – producers of cigarettes. The buildings of the quarter, typical to the industrial property area, correspond to its character.
